Methodology overview. Window IQ Commercial models the difference between a conventional curtain wall specification and a LuxHaus high-performance system using whole-wall U-value math (ASHRAE 90.1 Appendix A framing factor approach), HDD/CDD-based annual heating & cooling loads adjusted for commercial internal loads (people, lighting, equipment), and capitalized NOI uplift at market cap rates. All values reflect conservative midpoints — actual project performance is influenced by glazing area, orientation, shading, HVAC efficiency, and tenant occupancy patterns.
Thermal performance. Whole-wall U-value calculated as: Ucw = (Uglass × Aglass + Uframe × Aframe + ψ × Ledge) / Atotal. Frame thermal bridging dominates curtain wall heat loss — a U-0.30 glass package paired with an aluminum mullion (U-3.5) delivers a whole-wall U closer to 0.55. LuxHaus polyamide thermal-broken mullions and PHI-certified unitized systems achieve whole-wall U below 0.20 W/m²K (NA: 0.035 Btu/h·ft²·°F).
NOI uplift. Calculated as annual operating expense reduction capitalized at market cap rate. NA cap rates: Class A office 5.5–6.5% (CBRE Q1 2026), residential high-rise 4.5–5.5%, hospitality 7.0–8.5%. GCC cap rates: prime Dubai/Riyadh office 6.5–7.5%, residential 5.5–6.5%. Operating expense reduction is modeled explicitly: HVAC energy (kWh saved × commercial rate), demand-charge savings (peak-kW reduction × demand rate, since demand can exceed 30% of a commercial electricity bill — PNNL), and a conservative maintenance/durability allowance. Tenant productivity premium (worth $2–6/ft²/yr per Lawrence Berkeley National Lab and CBRE Healthy Buildings research) is excluded from the headline number. Independent studies place green-certified rent premiums at 4–8% and sale-price premiums at 10–15%+ (CBRE, USGBC); these are not used here — only the directly-modeled energy NOI is capitalized, which is the conservative floor.
Code compliance margin. NA: ASHRAE 90.1-2019 climate-zone-specific U-value and SHGC requirements, with LL97 (NYC) carbon penalty exposure modeled at $268/tCO₂ over emissions budget. Title 24 Non-Residential (CA), Toronto Green Standard Tier 2+, Vancouver Step Code, and Boston BERDO referenced for regional buildings. GCC: Estidama Pearl Building Rating System (UAE federal), Al Sa'fat Dubai Green Building System, SBC 601/602 (Saudi), Qatar GSAS, and Kuwait Energy Conservation Code. LuxHaus systems consistently exceed top-tier requirements by 30–70%.
Lifecycle carbon. Operational carbon = annual kWh × grid emissions factor (EPA eGRID 2025 for NA; IEA Emissions Factors 2025 weighted GCC average) × 50-year design life. Embodied carbon uses Environmental Product Declarations (EPDs) where available: LuxHaus systems average 18–25 kg CO₂/m² embodied (aluminum recycled content 75%+); conventional aluminum curtain wall averages 35–55 kg CO₂/m². LuxHaus systems are 100% recyclable at end-of-life.
HVAC equipment downsizing (day-one capital credit). A higher-performance envelope reduces the peak cooling load, not just annual energy, so the chiller/cooling plant specified on day one is smaller. Peak reduction is computed at summer design conditions (ASHRAE 0.4% dry-bulb) as U·A·ΔT + SHGC·A·peak-irradiance, converted to tons (1 ton = 3,517 W). The credit values that reduction at a conservative $2,500/ton installed (mid-to-large commercial water-cooled plant runs ~$2,000–3,000/ton incl. distribution and controls) and realizes only 60% of the theoretical reduction, since envelope is one of several plant-sizing inputs. This credit offsets the envelope premium at day one and is the primary reason high-performance glazing pencils out even in heating-dominated climates.
Total Cost of Ownership. Net position of LuxHaus vs the conventional baseline over the selected hold: day-one equipment-downsizing credit and any avoided code/carbon penalty, plus cumulative energy + demand-charge savings (escalated at the chosen utility rate) and a conservative maintenance allowance, minus the gross envelope premium. Operating + capital basis; excludes residual/salvage value, time-value discounting, tenant-productivity gains, and the capitalized asset-value uplift — all of which would improve the result. Occupant comfort. Interior glass surface temperature calculated per ISO 7730 (radiant asymmetry) and ASHRAE 55. Glare hours/year derived from annual sunlight hours × Window-to-Wall Ratio × inverse of LSG (Light-to-Solar-Gain) ratio. Commercial buildings experience 35–60% blind-closure rates with low-LSG glazing — a hidden cost that defeats expensive daylighting design.
